For Fannie Mae the digital engine is called "DU" (Desktop Underwriter) and for Freddie Mac the engine is called "LP" (Loan Prospector) and they both also use "DO" (Desktop Originator).

Ideally web based, but would settle for a desktop application.

If the spread is to thin hard money becomes obsolete.Some appraisers provide limited or desktop appraisal for smaller fees.

. - Just FYI, the lender we refer clients to does a "Desktop Pre-Approval"  which simply means they pre approve you once all your documents and necessary paperwork has been submitted to them. 

The roof condition will make it difficult to get a traditional mortgage, whereas I have talked with some local credit unions who do a “desktop underwriting” value of the house when they run the numbers for a HELOC.  

So this just does not work on the desktop.
