Apartments for me, is not user friendly at all, it almost crashes every time I touch the unit photos, and it will approve my listing then deny and unpost it a week later.

zip code 14605. i am in contract with a 6 unit there, it is currently occupied but a management company i briefly spoke to denied to manage the property due to the area. im on the fence wether i should go with it. 

If you were not in compliance with the sprinklers AND notified, the insurance co could deny your or anyone else's claim.

I think it's about preventing abuse so you don't lose thousands. 

The real estate laws in your old & my Oakland are totally for tenants & people being abused.

And a harder venture is likely not smarter or steadier, I won't deny the outcomes if one sees it through.

this is where the deals are .Ones that can bite you though are higher end homes where the previous owner strips them takes every cabinet every door every light fixture basically deconstructs the inside of the houseAnd this is how rental property will look over time in many C D markets just beat to holly heck.It's really surprising (when you first start out) how people can abuse a house and what they will actually live in....It's usually either substance abuse or just a bit nuts....or the worst is when it's both.....We should get all the veteran investors on here together and write a book.
