This is unchartered territory for us--we are fortunate to have had only responsible and trustworthy agents in our past. 

Check the multifamily and investment forum where those are discussed heavily.Apartments 4 plus especially not brand new and remote count on about 70 units or higher for scale.Very dangerous to own 10 to 20 units out of state that are average type tenants and older buildings.

It provides more clarity for me as this is new and uncharted territory - especially how the repairs/draws take place seeing that this was a vacant fixer-upper and the lender in 1st lien has a rehab loan.

I'm not looking to step on anyone's territory, rather wanting to help people that are in distressed mode because they are losing their home, are whatever the reason is that they are motivated to sell. 

@Bryan Cavellier, You can 1031 with any US property including Guam, the USVI and ...drum roll- The Northern Marianas Islands (go figure but I actually had a realtor from there in a class of mine recently) into any other US or one of those territories.  1031 is a federal statute so it's applied the same in all locals with just a few variations state to state at the state level. 

They don't care and they'll say its your fault putting their child in danger.

Other than that the lead paint does not pose a significant danger.

So to me it just goes with the territory and I guess to your point we are getting what we paid for but it was the Architect that set the 2100.00 fee I just agreed to it.
