But, I was contacted later and told there was a Mastery "intro" program I could select that was only $3k to start and would give me access to their curated lists of properties and private lenders.  

The only way to cold call effectively is to highly curate a list and then vet it through other means to make sure you have the potential of a conversation about real estate when you call.

As long as you can curate your audience (being close to a dental school), it could be profitable and fun. 

Curate your network and come up with a number of people who would trust you enough to fund the first deal.
