I've been receiving more quotes than in the past containing endorsements excluding coverage for condominium/PUD construction.

The way I interpret the following policy clause is that so long as the property is defined as other than "VACANT" which is the case when the property is being "constructed, altered or repaired", the 30-day time period and vacant status does not apply in this instance: We do not insure any loss at your premises if your dwelling has been vacant for more than 30 consecutive days immediately before the loss and the declaration page indicates an occupancy other than “VACANT“.

@Jon Ankenbauer you won't be able to keep the land separate from any future construction loan.

It's not rehabs and is scalable. its new construction but doesn't have all the headaches.

The construction project in question would be in West Philly, if that's helpful.

Business is about relationships; with the right relationships, you'll have much of what you need to get out of the starting gate.

And again, with a separate parcel it should be easier to finance the construction and do a cash out refi. 

I've used Asana and Monday in the past for a few flips, but neither seemed tailored for construction management.

It depends on the property.... is it value add where there's also a construction component or merely a management improvement opportunity?
