Hi, Thanks all for the great responses...was planning to answer earlier but had to tend to three of my sheep which decided to all stray in different directions...mainly was running after a contractor that missed a deadline and then slowed down even further since he realized my house is not rentable for fall semester anyway...so what's the rush..Wanted to add some more context.Both portfolios are composed of 4-5 BR houses and are scattered all around campus within walking distance to campus.

If the realtor has a separate operation that's composed of a team for property management then my opinion it's ok to use the same person as a realtor & a PM;  but if they are a one-person band then it's a bad idea.

Upstairs from the main level is a half size floor composed of a large bonus room, an office (no closet but I could add one to make it a bedroom), and a full bathroom.On the Ground level is 2 bedrooms, a ¾ bath, and a room that was used as a kitchen/family/laundry room – there’s another washer and dryer connection here and a half kitchen.Electrical, plumbing, and heating are not split between upstairs and downstairs, though downstairs has in-wall cadet heaters.
