White sands, blue-green water, loads of tourists. 

I've done some expensive real estate investment training programs in the 1990's and early 2000's that a lot of people complained about, (or even asked for refunds on) yet each time I did these trainings, I learned new skills and strategies that helped me grow my real estate investment business.  

There are very few places where you can still get anywhere near the 1% rule, and in Omaha you really don't have to look that hard to find those opportunities in droves.Not to get too into the weeds, but I have a thesis that the Midwest as a whole will begin to outperform the coastal and southernmost cities as time goes on-- primarily driven by increasing COL & decreasing QOL in said coastal urban cities.

@Alan Grobmeier I know Jay lumped all the engineers together but it's more to the point of a highly paid individual in a coastal city NY<LA>SF where i live cannot find cash flowing investments because of the price of real estate in our markets.

Up until about 3 yars ago, it seems Tulum was a quiet coastal town, but its grown immensely in tourist and that has attracted the cartels and hence the crime.

The internet also got reborn in the 2000's, and has been working just fine ever since. 

It should be noted that this is a coastal town with a high appreciation rate. 

Obviously you can't buy a coastal California property for a low price now so that their strategies don't work in 2024.
