In a word, the wealthy aren't any more charitable than the rest of the population, and I doubt they are more likely to spend money that they don't *have* to, on average, than other classes.

When I was a financial planner I worked with several people who donated stocks and real estate through the use of a charitable remainder trust (CRT).

A good estate attorney and tax CPA can help you structure a charitable remainder trust to  gift the property and then sell thereby eliminating the capital gains and depreciation recapture.
