@Michael Swantek if a tenant has no written lease, then they are legally counted as having a montht to month lease, based upon a calendar month.Give the tenant a 3y0-day eviction notice, demand for possession.If you give BEFORE end of September, they will have to move by Oct 31.If you give in Oct, they will have to move by Nov 30.

Depending on your address you may fall into the city's jurisdiction which only allows short term rentals for 90days or less in a calendar year, or the unincorporated part of the county which does not have the restriction.
