If you don't come up with a different answer then your calculus is quite a bit different from mine, and mine is based on 15 years of experience both in and out of state ... which is ok if you get a different answer for you than I do for me ... but at least then you made an attempt at what I would consider a fair comparison.

I just graduated from a University a month ago and am currently taking a gap year, where I will be taking calculus III and linear algebra at a local community college, hoping to get into a biostatistics master program at the University of Michigan.

Their agent would be violating their duty if they got 1 cent less then they could.Having said that, as the Buyer, I have to; Know what I am getting (use the correct numbers / reasonable assumptions)Understand the local market (local comparisons; what are similar properties trading for)Be satisfied with the risk return calculus (what is the current return and what may happen down the road)

I actually own a custom sock business, and I am taking my last Calculus class at a community college to finish up my Associate in Business.  

And if you live there, you probably know more than I do.And as Matt R. has pointed out, cash flow is just a (small, in my opinion) portion of the calculus in a market like NYC.

A little about me: Currently instructing Calculus, transitioning to an MBA program in the fall.

My real why is not having to do calculus to schedule our kids activities and finding the time to make it to them.

If you haven't, another calculus would be to weigh keeping the marina home vs the GG one.

@Alex Mid-town and few more Neighborhoods is almost like a twelve year old doing calculus.  

On the other hand, owner occupiers are generally in the market for 1 - 4 units only but they buy the properties to live in them so their valuation calculus is different.
