Often times you will pay much more in taxes than if you pulled the money out, paid the taxes and penalty and then started investing in real estate.For example, with the financing you mentioned, the IRA must pay taxes on the portion of the profit earned by financing.

If you had 150k you could buy one 400k property with 8k property taxes that rents for 2500/mo or you could buy two 200k properties with say 3k property taxes per month each renting for 1800.

but if i go in a LLC with them i get hit with the tax from the sale of the homeThe GC and the flipper were just going to split the profits from the sale of the home and they were going to pay me 2%/12% for the duration of the build.
