our bank LOC's were 5 million.. and we had 6 different banks that we had those with.Keep in mind though they are almost always written on 1 year roll overs so 1 point every 12 months and the right to call the loan annually.. this is the back bone to the larger HML  many have credit lines in the 20 to 100 mil range.. that's when you make money in the lending business.. 

Seeing as these are the backbones of real estate investing, I have my work cut out for me.

I analyzed probably over 50 properties to get a feel for what the ROI in that market looked like and then I jumped on a plane and flew over, met a few realtors, property managers, brokers, etc who are now my backbone there and great friends.
