Encore, you would need a membership, if you purchase in the new phase (Spectrum ) they automatically come with the amenities (membership) included to your guests, but the HOA and management have other restrictions and all units come furnished with the same packages, so you can't make changes to have it stand out, which is what is really needed hear in Orlando since there is so much competition. 

Areas that saw population bumps during the pandemic could see milder but significant demographic shifts, as will almost any area where effected residents have family, relatives or property available for immediate longterm occupancy.

I wouldn't automatically assume DSCR rates will be significantly higher than traditional financing - that's not always the case.

I don't doubt that guys like me and you will succeed over a long enough time frame due to drive, ability to go do it, and determination, but the timeline shifts drastically due to the momentum killing L's we took early in our career.This is why it's hard to compare yourselves to the real estate winners of the past decade. 

They probably have it setup to automatically transfer instead of shutoff to protect you when the tenant doesn't pay the bill.

This plays into the affordability issues for tenants by allowing them to live in nicer neighborhoods for less money, yet I get monthly revenue comparable to short-term rentals.I have also shifted my focus to buying better.
