Looking to acquire something, either MFU, storage, campground, etc, so looking for insight. 

Regrettably, after eight protracted months, my case was converted to Chapter 7 due to insufficient equity.Ironically, the trustee swiftly secured a buyer for all the properties that were to be sold to STOA/FlipOS—this buyer being Farraway SG, the same entity that acquired the loans held by STOA USA during a time when they were laying off employees and leaving us in a difficult position.STOA never officially filed bankruptcy.

Over this time I have acquired my contractor team and have vetted them through my job as a property manager, figured out my strategy(Off Market/Deep buying) and location.

They acquired the exiting LLC and mortgage.

This is all despite the fact that they've made no improvements to the properties since acquiring them, and local property value indices only have about 15% appreciation for property values in the last 2 years for my area.

The strategy I'm following for my first house hack is to acquire a multifamily property (duplex, triplex, quadplex) or SFH w/ an ADU (or potential for an ADU) as I am mainly looking to simultaneously acquire my first property and subsidize my mortgage payment.

My wife and I started managing more properties for others as word of mouth recommendations started and we started to use the management and arbitrage cash flow to acquire our own properties and fund the BRRRs we were working on.  

@Joe Michaels, What a lot of investors will do is to use the 1031 exchange as @Michael Plaks said, isto actually "acquire" additional depreciable basis.
