I think making things easy for your tenants, i.e. electronic lease agreements, ACH bank payments, etc. helps the process. 

Unfortunately, with our financial situation (we are essentially broke and need money like now for medicine, food, etc), hence us being so eager to sell, even for below market value… so turning it back into an AirBnB wouldn’t work for us.We wish this sale hadn’t fallen through.

Their online transfer systems (ACH, wires, zelle) is more convenient than any other banks I’ve come across.

@JP LeonardAs you mention you cannot subdivide the lot but as a partition agreeement I think that would cause serious heart ache for you to sell later and for whoever owns the back half as well later on.Recognize also whether a bank would also lend against this type of deal.

Since I can accept payment via both ACH and CC, I've been putting a 3% surcharge on credit cards (available by request).
