No amount of maintenance or careful use can prevent septic system failure, it's the make up of the ground, the absorption rate that will keep it functioning whether you take "good care" of it or not.

I have not run the numbers for this week, but the absorption rate in Midland for SFR has not been above 3 months, so that would put Midland still in a sellers market and that is part of my analysis on why home prices have not come down yet.

-- so glad to reconnect) is spot-on in her explanation of the income-property pro forma -- especially her emphasis on the need for "best case," "worst case," and "most likely case" scenarios, which implies that you are reconstructing the seller's representations (as suggested by @Andrew Syrios), not swallowing them whole.In regard to development pro formas, I might add that our approach has been to produce month-by-month projection of the project's cash inflows and cash outflows (including loan draws and repayments), along with monthly estimates of project absorption.

Depending on the rate of absorption a specific system can be recommended and quotation provided.Similar to wells, septic systems have to be sized appropriately so that if everyone is taking a shower and a dump at the same time that the tanks are large enough to handle the increased volume and the soil can absorb enough affluent water.

It will even out all of the staining and odd absorption going on and I think it actually protects the floors even more...you will end up with less of the wood grain showing through but it will look like a rich dark stain color and as there is wear and tear on the floors the grain will show again and it will look great!
