Howdy Everyone, I just put a 4-bedroom, 3-full-bath new-build home under contract in Bryan, Texas, using a VA loan.

It recently dawned on me the idea of a non military affiliated individual assuming a VA loan, would this individual be able to then also gain the benefit of using an IRRRL since they have now acquired a VA loan through assumption?

I'm using my VA loan so I don't have to put any money down & can keep money in my account to fund rehab deals. 

Based off what you are looking for, I would highly suggest VA or GA, Specifically, the Atlanta area.

Matt that is the NMLS number for the company not for you personally  sounds like your a VA or something not a licensed lender..

STR management is 20-25% (I would recommend self managing or getting a VA), since income is higher you could probably get away with 5% for maintenance / cap ex but remember you need to cover utilities and cleaning for these units which drives up costs.
