New occupants will be coming soon, but in a 3 family, i have set of excellent student tenants that renewed.That said, many landlord insurance policies have exclusions for students, so I am trying to gather info on updating a policy to consider the fact that the building is only going to be 33% student occupied.  

The previous Owner had purchased the property in 11/23 and did a comprehensive update and then had to suddenly get out of it.

We primarily focus on residential multi-family and so far we have stayed in the Western Mass area.

It wasn’t easy—there were tons of repairs needed, from plumbing and electrical updates to cosmetic fixes like flooring and painting.

I'll double check with a few tax strategists we work with and update this thread if I hear different. 

If the tenant stays, they will be on a month-to-month lease, which requires a 30-day notice.
