In my shoes, it would be hard to credit a client for a decision that could have saved you $10k+ in damages, especially when it wasn't something that went to our firm (like management fees or an in-house maintenance contractor).

If I were in your shoes, I would set up keyword alerts for the Texas cities you're interested in as well as any other keywords that are relevant to your plans.

As preivously stated above, I have a small storage space (around 200 sqft) that can be converted into an ADU (already have approved plans from LADBS) and am meeting with various contractors and teams.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

Broadstreet Private Equity.They have several offerings including an infrastructure fund where they develop subdivisions for major national home builders in the Carolinas and Georgia.They also have started a store n lock fund in partnership with Public Storage , a cryto mining fund and I think a restaurant fund.I am primarily interested in the infrastructure and store n lock funds.Also, does anyone have any suggestions on back ground check services?

Part of the reasons hydrants didn't work was some water storage was already depleted for maintenance. 

Their previous lease includes a portion of storage in the basement with laundry access(also in basement).Current set up: tenant occupies floor #2 with separate access to the basement for their laundry and storage.Future plan: reno basement and remove storage/laundry access for tenant.
