The problem deepens: The old landlord chose to go with a non-standard lease agreement that does not cover the topic either smokers or pets in any way, not even a passing mention (and there's no addendum for either as well).I want the two male tenants out; I have been told that they are smoking in the house (including marijuana), though at the moment I do not have any personal verification of this (I do know they smoke outside).

Once we do about a 100k rehab It will produce us an 8.5 cap at 2$/sf NNN if we just lease to regular medical and/or related businesses as it's right in the middle of a very heavily populated medical zone.Depending on timing and wether Marijuana gets a green light in November in 26 States including Cali we could lease it to a MJ dispensary on a 20 year lease with a high double digit cap NNN.Personally, I think the train has left the station on MJ and the Fed will have no choice but to acquiesce to the desires of the 30 plus stated that will have legalized or at least de criminalized it.

That often causes their charges to be enhanced to felonies.You might also find that cultural norms are changing.While I am extremely anti-drug use, you might be surprised that the majority of people in many states thinks it is insane that someone would hold marijuana use against someone.

I'm concerned about my existing holdings however, the anti-marijuana legislation imposed by Nevada, Yuba, and surrounding counties will crush the cash economies and significantly hurt my renter pool, as well as my ability to flip vacant land here.

The other issue is that I can't get title insurance on one of the properties as it has a marijuana cultivator on the premises.
