Our plan was to rent it for 3-7 years, and then sell it, before a roof, HVAC, plumbing, or even much flooring was in need of replacement.

Durability is so important—nothing more stressful than scrambling to replace a piece of furniture between bookings!

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

He's in an age and stage of life where he needs cash, not investments.He is fine with me replacing the tenant at market rate if that's what I need to do.

Any type of investment real estate anywhere in the US can be sold and replaced by any other type of investment real estate of any number of properties anywhere in the US.Washington to CA is perfectly fine.  

Using LVP was a smart choice—it holds up well when wet and is cost-effective to replace.

Thank you@Brian Lubeck I believe you need to call the local DMV for where your trailers are located and go through the process for a replacement title.

(And I would tell you to not buy a property that doesn't cash flow unless you have significant resources behind you that could absorb anything that could come at you - like replacing a $5,000 AC one month followed by replacing a $1,000 hot water heater the next).
