Most of my equity has been in small TIC interests in large Class B garden apartment buildings throughout the US.

I've read BiggerPockets' Real Estate Investing book and am particularly interested in the house hacking strategy, as I'd like to move out of my current living situation.Our main dilemma is choosing between a single-family home (renting out one room to a close friend) or a multifamily property like a duplex or triplex.

@Eduardo Cambil  Yes, I've done a few deals like this as a buyer. 

Easier said than done in this market.House hacking is also a great way to acquire buildings via low down payments assuming the building can cash flow after leaving.

And that appears to not have worked.the Sponsor according to the thread here invested in these deals with a guy named Tai Lopez who is well known.. and if i read this right Tai was offering 25% annual return to the Norada and Norada was making the delta between the 25% and the 12 to 17% they wrote thier notes for .

Keep in mind this is a self-directed account and most are not.
