See the old mom-and-pop investors in their sixties that you are trying to buy off-market properties from.This is like people who buy for cash flow but don't realize that with the best cash flow comes capital expenditures and tenant issues.

Small mom and pop rentals, is the world I have lived in and you can't get cashflow unless you put down 50% or so down in my area. 

However, the question of posting links popped up in my head, and rather than adding it to my notes, I decided just to ask right away. 

The owners are arrogant con artists.

Secondarily, from what I see on BP, if you post the specifics about a deal, and if its a good deal, developers will pop up. 

From my perspective this is the end of mom and pop rentals.

@Chris Kay finding a quality, cost-effective contractor is extremely difficult:(There are thousands of contractors that are great talkers, but rarely perform within budget.Standard bait & switch is to lowball a bid, then once they get started all sorts of things "pop up" that somehow their bid didn't cover.

They told me that they've rarely had a screen crap out, but if it does, they told me that I could buy a new one from them if I wanted, but could likely get a better deal from Costco and easily pop it in.

I would definitely get professional photos to make them really pop.
