What they said^^^^No obtaining a permit for a structure that will be a habitable dwelling is just plain stupid... sorry - nothing personal.

They bought this with unclear goal and was just plainly seeing this as a future investment for us.  

No guru stuff - just plain old effort. 1.

But sometimes it’s just plain old luck and good manners that can get you most deals. 

@Natalie Kolodij I may not be a tax expert, but I can understand plain English:Readiness generally means that the rental property is habitable and legally able to be rented.

A triple-decker where I grew up in Jamaica Plain would have sold for $20,000 when I was a kid in the 60s.
