I think 1 months rent would be a little overkill since they will just have the room and bathroom (rent will be $900).  

An LLC is likely overkill if you are looking for liability protection.

Usually, the general contractor you hire would have done the trash and for a 469 single family, I think an architect is overkill.

Window lock may be overkill, but I had 3 small children when I bought.  

I only have 3 units at this point, but looking to grow, so a program like that may be a little bit of overkill at this point.  

As @Katie Stewart mentioned, the property management software programs like PropertyWare and AppFoilio have some great tools that will syndicate your listing out to dozens of rental sites, but it may be a bit pricey and overkill for just one property.

The property to purchase is worth $133k, so I guess the double corp structure is kind of an overkill considering the market value of the property.
