You are priced to sell in these occasions, but you're guaranteeing a good house if you own other houses in that area and want a good neighborhood. 

We've thought about subbing out to a proper "property management" company but we really don't need help collecting rent or expenses (this is all done electronically online) or even finding new Tenants on the odd occasion when we have an Apt turnover (we use Brokers for that) ...

I think we've all seen the DSCR rates swing up and down as well over the past two years, on several occasions, DSCR rates were beating conventional rates at par pricing by nearly 0.75% at higher leverages.  

Vacancy will kill your cash flows so it's good to have savings just for such an occasion.

I have heard on several separate occasions about the idea of “borrowing against an IRA” to build funds for investing, but am unable to find any more information about this when I search for it.
