I'm inclined to agree with @Matt R.  A

Losing a paper could spell disaster for your company, and having the extra layer of RA protection could save you from a gigantic headache down the line.

The problem in my opinion with Rental Arbitrage (RA) is that you wont be able to find a decent property in JT.

Jon can show you how, and use his vast experience, fancy charts, and psychic abilities to tell you exactly when your home market is peaking so you can get out in time and which out of state market is bottoming so you can get in early and build a team for you in a week, maybe two tops if it is the slow season; it's easy.  ... ra, ra, ra ...Yeah, I'm definitely selling something ...

also, i was also an RA as an undergrad … never knew it at the time, but what i learned in that position really helps me out with the people side of property management.

Some cities I guess feel that if you are renting out the property r a portion of it than they want their share of the pie too. 

I own, do RA and also do some cohosting as well.
