This is virtually non-existent with SFH's but is commonplace with 2+ units.

Two repairs can often cost as much as a new unit, and manufacturer warranties can be a headache to use.

For example in many jurisdictions I can STR units in a duplex but cannot STR an ADU (some jurisdictions will let you STR if you owner occupy).

You can us a VA Loan to buy a 1-4 unit property as long as you live in one of the units. 

Applying that to RE investing, most would agree your first FHA loan should be a multi-unit house hack.
