I am not your structural engineer so take what I say (and others most likely) with a grain of salt and best to get a contractor to come take a look at it.

Therefore, we can be manipulated or our judgement can be affected by anything that happened during the day.It's called social engineering and it has multiple variants.

Lawyers, engineer, architect, expeditor, surveyors, etc pile on the fees quickly. 

I would bring in a drafter or architect to assess it and see if you only need the building plans and pay permits: Building plans about $3k to $4k since everything is done... and city permits about $4k to $7k and make sure that you don't have to do anything major... front foundation could easily be $5k or more plus engineering work and stamp. : so, assess all systems and see for obvious things like : garage door, ceiling height, perimeter foundation and drainage, framing if you can, attic space, electrical, plumbing etc 4.

Make sure your plans are engineered from someone reputable (don't trust the builder's guy unless you can verify their trustworthiness). 

Our engineering team finishes in roughly 2-3 weeks with no major modifications required to our initial architectural plan.

Now there was no mention of the engineered plans requirement for the 12+ requirement to my recollection, so I do call foul there.
