One of my favorite authors, Nicholas Nassim Taleb, sold me on the concept of Skin in the Game and holding all pundits accountable for prior predictions, myself included. 

I am paying a bit over market rent for the high season but I'm fine with this because of the proof of concept of the Airbnbs that are near me in the neighborhood also it is my first Airbnb Arbitrage property beggers can't be choosers haha.

You just can’t successfully operate in the real estate industry unless you master these concepts.  

My goal for this is to finish the course within the next 2 months and come up with a plan and proof of concept STR somewhere within 15 minutes from my home.

Secondarily how will the multi-family concept impact the most immediate and impacted neighbors?

Should I focus on teaching him the basics of personal finance, like saving and budgeting, or is there a way to introduce him to more advanced concepts like market analysis? 

Many property management companies likely have not caught on to the concept yet. 

I think many investor miss the very important concept that real estate prices for risk..
