Hey @Sara Valentine,It sounds like this is a common problem with many other STR and MTR operators locally and across the country. 

Interest rates are going to have to come down because there's no way the federal government can afford long-term interest payments at these higher levels, and other countries are going to buy our debt even if their return sucks because there's no realistic viable alternative.

That has to be around the highest in the country. 

Benjamin-I think you're missing out if you don't look in Cincinnati-one of the strongest rental markets in the country. 

In the really bad cases they disappear to another country and try getting them to sign stuff at an Embassy abroad. 

I'm primarily Texas and Arizona with interest in Huntsville with it as a central hub location for that part of the country.

A standard roof that use to cost $15,000 to replace, is now well over $30,000 to replace in many areas of the country. 

Jacksonville has been building at record levels and is/was one of the highest cities in the country delivering new housing units as a percentage of existing housing units.

On a positive, the rental demand and production in this are is some of the highest in the country.
