How's my crystal ball working?

Nobody has a crystal bowl when it comes to the "next places" and, even if you find it, you don't know how long it's going to take , will you have the patience to wait and possibly be wrong?

I am in Pinellas County as well and lately Holiday and Crystal River has been a hot spot. 

Ask 10 random people, 8 have never heard the name, that is how fast things are changing.In my mind the outcome is crystal clear.

An excel spreadsheet is going to be your best friend (well that and a crystal ball).  

An acquaintance of mine owns a 130 acre tract of land with 17 acres of highland appraised for a little over $1M on Crystal beach near Houston.

If the answer to all three is Yes, I buy.And let life unfold.I have NO IDEA what the ultimate return will be….NONE….And neither does any other investor if they are honest…..most crystal balls I find are broken.But if one acquires the property is a solid long term manner based on fundamental investing principles and is never forced to sell…History indicates the long term trajectory of price and rents are up.In my experience, real estate follows cycles……. 6 or 7 years of a bull market, 1 or 2 years down (though the up is always larger than the down), 1 or 2 years of flat which then sets the floor for the next run up.

When you invite any type partnership, it has to be in a  crystal clear written agreement between the partners.
