That is my other side of the coin thoughts..

Most people can’t wait that long so I tell them to invest in crypto or something else if they need to hit home runs from the start.

These are usually the two sides of the coin people are solving for.

(checking, HYSA, HSAs, 401k, Roth IRA, crypto, etc?)

Your financials don't account for maintenance, collecting coins, cleaning, or any of the other work involved.

that is what these loans have been called from when I started in it in 1975.. be interesting to see who coined that  ?

FX, Crypto, Flipping Houses, Sub2, Gold and Silver, Rare Earth Metals, Day Trading, Bernie Madoff, Vending Machines, Car Washes, Amway, any MLM.....whatever the dream of the day is.In all of them, you can make money, you can get rich, but almost always it takes a lot of hard work, blood, sweat, tears, missed holidays, working on weekends, money, risk, stress.

When it’s smooth sailing, we tend to float along, feeling good about ourselves and our investments in real estate, the stock market, crypto - any asset class. 

I went and reviewed a webinar from August 2023 where he noted he got out of a lot of real estate investing and investing in five categories: Ecommerce 33%, educational masterminds 55% (and lists them), broadway musical and very minor in real estate and crypto.

There is significant risk to this business and people generally only want to show one side of the coin.
