Some private lenders like the one I work with doesn't require appraisals on fix and flip/new construction loans and also doesn't require tax returns/W2s.

@Steven DiazFor anything construction related, I am not very knowledgeable, but there is a real estate group called The Mills Group in town that works a lot with investors and they themselves do a lot of flips so maybe they would be a good starting point.For STR I would do the two units separately.

We are not currently under any sort of contract and we just found this thread through a google search on Lendbase.We are currently working on a construction loan to develop some residential lots, assumed the Mortgage Broker would be on the up and up... had some sales-ey call with a guy out of Utah.

Actually, it is possible do structure a 1031 Exchange on the sale of one or more relinquished properties and then using the proceeds through the 1031 Exchange to construct improvements on real property you already own.
