I started studying markets from Cleveland OH, Columbus OH, Dayton OH, Cincinnati OH, Indianapolis IN.

I'm looking to start investing in Cleveland, and was looking at some 3 bedroom properties.

 Cleveland OH offers to pay for half of the sidewalk and apron replacement.   

Kathy I got some keyword alerts for Cleveland.

Based on what I've seen in this thread and a very very limited look at these investments and the websites behind them, I'd say these investors have a better shot at getting a date with Margot Robbie than getting their money back.I bet RadioShack could make a comeback in Cleveland.

If I invested $100k in the year 2000 using the same leverage and no extraction of value in both San Diego and Cleveland, which investments do you think would have the better cash flow over the hold?

The other area I'd consider is Cleveland after listening to one of the BP podcasts and doing some research on that area.

I'm looking at MFH $450k and up in the Ohio markets (Dayton, Cleveland and Columbus).Cash:- Higher CoC returns- No risk to being having negative cash flow with a loan (excluding capex)- Buying/negotiating power with speed of transaction - No interest payments- No risk of foreclosureFinanced:- Possible exponential equity growth - Growth of initial investment is leveraged ~4x and most likely beat inflation in a decent area- Mortgage interest tax deductions - Better financial efficiency from more doors- Better diversification across more properties Are there other considerations I'm missing? 

I live in San Francisco and bought a triplex in Cleveland, Ohio in a Class C neighborhood.
