Ours is in a rural area with strong seasonality and lots of regional vacation travellers going out for a weekend or maybe a week. 

I once rented a 5bed/3bath in two days, just a week before Christmas when the ground was covered with snow and ice.Sitting vacant in the winter increases the risk of frozen pipes or other expensive problems.

Looks like the fence fell down at the end.For a weekend of work and a few hundred in supplies, I think you could make the place look much more appealable. 

Once mid week in the afternoon/evening and one on the weekend around midday.

.- You close on December 10th- The property is in great shape and does not need any significant repairs- It only needs some paint touch-up and changing a couple of broken fixtures, which you do yourself- You spend the next week buying furniture, electronics and supplies and installing/arranging everything yourself- You also roll up your sleeves and scrub the toilets and sinks and appliances- You put it on AirBnB/VRBO and have your first guest renting it for the 3 days of Christmas- You second guest rents it for the following weekend and leaves before NYE- You personally clean and restock the place between these two guestsCongrats!

And with that, @Henry Clark may be spot on, it could be a "done deal" by Christmas. 

I will forclose by christmas unless I can figure out a solution with a refinance, which I am looking into but being in default really doesnt look good. 

Johnson City could be a great spot for STRs, especially if you focus on hospital staff rotations, visiting professors, or traveling professionals, which would balance out any seasonal dips in tourism.For STRs, consider targeting weekend travelers exploring the Appalachian Trail, Boone Lake, or local festivals.
