I think the only line I might have crossed, and I am not sure I did cross a line, technically, concerns advertising.I once placed a rental ad on the back page of the bulletin of the local Catholic church.  

In these areas, sometimes tenants can get it from a social services organization or even Catholic Charities.Let the tenant figure out how they can get the deposit - if you tell them no right up front, they will find a way.

I expect to have $20,000 cash flow per month in about 18 months.I also don't want a big bucket of cash in 5 years when I retire from teaching at a Catholic School and adjunct professor at a local community college.
