You should have an inner circle of people you trust like your Banker, Agent and rely on the inspector to do their job.I have closed on many homes for customers that they did not visit first for example they are living in California buying in Indiana, Ohio, Florida or New York buying in Vegas. 

Since the Internal Revenue Service (IRS) doesn’t consider child support taxable income, I would not consider it in the rent calculation unless you have a HUD-specific home.According to hud.gov, “[rental property] owners must count alimony or child support amounts awarded by the court unless the applicant certifies that payments are not being made and that he or she has taken all reasonable legal actions to collect amounts due, including filing with the appropriate courts or agencies responsible for enforcing payment.”So, does child support count as income for renting?

On a $3,000 a month rent the one day award would be $100.

Your best bet is to contact the commercial banker at the bank who holds the first position mortgage on the property.

A recent statistic from Banker & Tradesman caught my attention, highlighting a growing concern in the housing market.

The DSCR lenders and Commercial bankers I've spoken with don't know what I'm talking about.

They did not want to go to trial based on recent jury awards in my state.   

I would think your banker would be excited to get you a commercial loan.
