Mainland banks can not finance in PR. 

I'm looking for the cleanest & most visible way to access payment history, see amortization schedule, tax documents, etc- much like bank softwares provide. 

they usually say stick it in the bank.. so you can offer them a nice return above bank CDs and on an asset they already know and like etc..

Will bank credit still be around (at what terms)?

If they do, your best bet is a local community bank that funds these types of properties.Another option is a private lender but that money will be pretty expensive, as mentioned 10%  + 

if you never miss a payment and the bank doesn’t call the loan due.

Raising capital - It will be difficult to tell an investor their $ is tied up for 30 years and you are only banking on the borrower selling or refinancing.

Any advice on how to navigate this while keeping the deal intact or potential transfer of partners would be greatly appreciated!
