I host a group for midterm rental operators and I had 2 people in last week's meeting essentially say the same thing.

Here are a few stats which should raise an eyebrow about Detroit $1 billion invested in more than 4,600 units of affordable housing over the past five years Job growth with more than 25,000 more Detroiters employed since 2014 A return to investment grade bond status for the first time since 2009Reductions in crime beating national trends, including the fewest homicides in 57 years Successfully hosting the largest ever NFL Draft at 775,000 people over three days In terms of starting out in Real Estate it also makes sense to invest in Detroit considering that the entry costs are low and if you plan to buy and hold, Section 8 makes for a great partner to insure steady rent payments.

You also don't need to do a traditional long term strategy, is there a draw the  area that playing host to a traveling nurse or other professional/student would be interested?

Dalton,A multi LTR strategy sounds like a great play for 2025.i would suggest attending any and all REI meet ups in your area that you can find; my brokerage hosts a bunch of them up in the north east and it's been huge for our growth.i would also suggest finding an investor focused agent.

Ive been hosting a monthly meetup the past 3 years, and it's been a great resource for myself and other investors.

I have my doubts about how much hosts are actually making.

It's much more fully integrated, which works well for guests and hosts. 

I was hoping to hear from the host who invested there and why but nothing yet.
