Sorry I don't know any of the legal terms and have never been involved w/ it, but I do know my father had a portion of property that became his as it had been fenced off used by him for decades when a property dispute arrised.

After I ran the numbers/comps I came up wit a 30k arv so the most I could offer was 11k.

I witnessed first hand how a B class neighborhood become D class in a matter of 5 years and the property values wiped from $100k down to $20k in same amount of time.
