The more established the better, I might also recommend things that aren't designed exclusively for rent and are designed for a wide variety of C2C B2C and C2B payments more along the lines of Zelle etc.

I have a definite bias to MHP since I have owned 4 of them.. it really depends on the class of park and where it is..a well position west coast park with city sewer and water and park set homes that are newer and not full of junky single wide's is rock solid in my mind.. 

Luckily you have some options however I want to address the insurance angle.

Twentynine Palms does not yet have plans for city-wide sewer (although it would be nice).

But my concern would be people trying to find an angle to sneak pets into a rental.

They took pressure there, then turned it open wide and measured (with the meter) the output for one minute. 

May be another angle you want to consider.
