My biggest suggestion would be to find some local meetups (https://www.biggerpockets.com/forums/521-real-estate-events-...) and introduce yourself to the host. 

I want them to focus on hosts and the guest experience for the actual stay but they sometimes have shiny object syndrome.

I love hearing insight from hosts who have solved this common pain point.

Not sure why the city website doesn't have one as the rates are different every year making it complicated to calculate.

You could actually do this on your own by going through your Secretary of State website that would save you alot of money and am sure the EIN if free on IRS site too 

On Furnished Finder every listing gets reviewed and verified before it will be live on their website.

It's really disappointing to host dishonest people but it's an unfortunate reality you have to accept.
