Before I describe the process, it is important to understand why location is so crucial.The location of a property determines all long-term income characteristics, such as whether rents will keep pace with inflation and how long the rental income will last.The process involves eliminating cities that are unlikely to provide long-term income that you can depend on.

For those of you that can relate, or who have experience, can anyone share what characteristics you looked for in your target area that solidified your decision?

I like seeing where the property is located and then filter for characteristics.

For example, granite kitchen counters, bars on the first-floor window, or a three-car garage.Once we identified these characteristics for the target segment, we simply purchased similar properties.

Search for a good property to house hackA property that is a viable candidate for house hacking may have characteristics that are slightly different than a home that the owner will live in year after year.

That is where LLC or LP are useful entities as they are limiting the risk only to the asset inside the entity (for inside liability exposure) and are blocking access from outside liability exposure (if in a charging order protection state).I agree that anonymity is an important tool in your total asset protection plan, but it is does not per se give asset protection.There are exceptions, like for instance in Florida where Land Trusts have some (limited) asset protection characteristics.

This is a great characteristic and I would advise finding a partner that is experienced and will fill in your gaps.
