This structure is not cheap to setup initially, and the annual admin costs are substantial, however gives peace of mind that it offers the ultimate liability protection and most efficient tax structure. 

Choices are only Homes, Condo, Townhome, Co-Op.

So project choice and hard money go hand in hand.

We plan on using DSCR loan (yes high rates but our complicated taxes makes non conventitional as our only choice at the moment) so PM fees will def kill anything. 

Ultimately he will sell his current primary residence and then move into this new home.
