The original linked property was a great learning point: the agent repeatedly indicated he was unable to get in touch with the owners to consider my offer, which was competitive enough that it should have triggered a counter. 

Basically you put your property in a trust (won’t trigger due on sale clause for residential financing) and make the beneficiary of the trust a LLC, which you own.That’s the basics anyways.

I have been wanting to get into real estate investing for a while but i didnt want to pull the trigger on any properties or deals until I felt decently educated, so I have been reading, listening, and studying as much as I can in the past year or so and bigger pockets has been a godsend.

Should I work on pulling the trigger on this place?

I had been wanting to go pro for almost a year, but hadn't pulled the trigger.

I am finally pulling the trigger, and getting my first deal done I close tomorrow 11/15.

Just that the market combined with your state of mind tells me clean break.You can sell all as a package and 1031 into a passive investment and collect your 7% - 8% for the next 20 years but its too small for a big group without a  huge hair cut. 

I have been interested in house hacking for a while. trying to learn more more everyday while building up my capital for a down payment+reserves and expecting to pull the trigger in the next 6-12 months.
