Is it because people that operate and manage their own str can hit the 100 hour participation rule?

Thanks all, only clarification is I’m making money in Summer, and apologies for miscommunication - I meant on average (annually) I’m losing 5-10k so realistically will lose $75k on it first 12 months operating (but created about $800k of equity).

I now have 24 doors and a freight train of momentum.

There might be demand, but oversupply in certain areas, like Orlando, is pushing prices so low that it becomes impossible for some property owners to break even, let alone turn a profit.Agents promoting STRs as "good investments" without considering the current market saturation, high operating costs, and potential competition do a disservice to buyers.

Then consider training up someone in one of the homes to take over management.Great start, you just have to continue the plan.Denton is often tough to find the right house or right situation.

I want to be happy and free in my late twenties, like the book suggests, not worrying about operating these franchises.
