There is rusty water filling this hole and it is very slowly leaking over the edge of the hole,  across the lid to the nearest edge and running down the back of the water heater in a tiny stream about the width of a piece of string.

This is one of the main hurdles for the tiny house movement - zoning.  

I wasn't previously scared of roofs but several months ago went to a REIA event in Atlanta where a very well established flipper opened up her latest rehab, a small bungalow, and when she said the roof on that tiny place cost $8k I was floored.

@Corbin Wafford I think what can give any (newbie or not) investor a distinct advantage is understanding not just their market but the tiny submarkets in it.  

I am actually looking for a developer I can partner with to develop mult-family tiny home capsules on the back part of the lot.

Within that 5 years, I started a business that has started to become profitable and saved enough cash to buy a tiny rental property that needs a full remodel.

My tiny condo costs more than that in electric lol.

A biting dog is not cute regardless of it's tiny size and squeaky bark.Finally, many places are moving away from breed-specific laws/discrimination and simply putting it to cover *all* dogs, which is how it should be.

But one thing I know about our tiny state you do not have the correct licenses.. 

Its a tiny 800sft house that needs to renov, kitchen, floors, paint. etc.
