(opps...read it wrong...thought it said "how to ADD value as a wholesaler." oh well...your value as a wholesaler to a seller is to provide them with near immediate relief of whatever it is that's causing trouble.

I believe you can file a "Motion for Relief" from the stay and that legally allows you to continue the foreclosure process on the property.

I haven't ventured into Stockton...yet, however I drive through Stockton as a relief from the overcrowded I-80 corridor between SF and Sac.I market mostly to Single Family but run into duplex and 4-plex opportunities off market in the Sacramento area.

Hi Christy,Both the House and Senate version of the tax bill changed the Section 121 exclusion to 5 out of 8 years instead of 2 out of 5, so that is likely to be in the final bill after the conference reconciliation.I have been hearing that they are trying to get a bill onto Trump's desk by Christmas, so hopefully we will know soon what is going to happen.I have not seen anything about a grace period, but my suspicion is that Treasury will issue Regs providing some relief.
