Updated kitchen, repainted walls, updated vanities, bathroom floors, kitchen floors, updated windows, and re-stained the patio What was the outcome?

A tenant from one of the bottom units informed me that there is a small leak in the ceiling and he pointed out ceiling stains and where the leak was coming from.

I've discovered ceiling stains and some tenants informed me of small ceiling leaks from the bottom unit.

We are allowed to pro-rate damage for older fixtures but can't charge a tenant for an entire house of carpet if they stained a 12" square area.

Added value by:- creating master suite (adding a bathroom to floor plan)- adding a living room/family room- new roof- solar-tube lights- renovating bathroom- refinish and stain hardwood floors- building a deck- building a masonry entrance stoop What made you interested in investing in this type of deal?

Carpet cleaner stated that carpet was so deeply soiled, stains could not be removed with a steam cleaner.

perfect rental right.I bought some of this product in the deep south years ago and I had the option for concrete floors that were stained  that worked well in the rental game.

But new LVP is going to be nicer than beat up, stained, chipping hardwoods in any scenario.I would look around at comps.  

I always tell the wood floor refinisher what I want, sand, stain, and three coats of finish-non glare.
